BERLIN TOWNSHIP ZONING COMMISSION

NOTICE OF Regular Meeting

 

The Berlin Township Zoning Commission will hold a regular meeting November 8, 2016  at 7:00 p.m. at the Berlin Township Hall located at 3271 Cheshire Road, Delaware, OH 43015.  The purpose of the meeting is for The Berlin Township Commission to make a resolution BZC 16-006, to correct a “typographical error" in the Berlin Township Comprehensive Land Use Plan, Sub-Area 4b, 4.5 which states “The plan recommends agriculture and single family residences on 2-acre lots, or PRD development at a density of 1.5 units per net developable acre (NDA) with sewer from the 67-acre Roh property south”. The correction is 1.25 units per net developable acre (NDA).  The BZC will also be hearing two informal presentations.  After the conclusion of the hearing, the matter of BZC 16-006 will be submitted to the Board of Township Trustees for its action.       Questions concerning this matter should be directed to the Zoning Office at 740-548-5217 x103.   The person responsible for giving notice of the public meeting by publication is Cathy Rippel.  Township residents are encouraged to attend.

NOTICE OF PUBLIC HEARINGS

 

The Berlin Township Zoning Commission will hold a meeting for the purpose of public hearings October 11, 2016 at 7:00 p.m. at the Berlin Township Hall located at 3271 Cheshire Road, Delaware, OH 43015 in order to consider applications to amend the Berlin Zoning Resolution,

 

1.      BZC-08-002, amendment #1, filed by P & D Builders, 59 Greif Parkway St. 100, Delaware, OH  43015, 3.508 ±, Parcel #41944005014500.  The applicant is requesting approval to build a freestanding storage building on the existing parking lot.  Passed

2.      BZC 16-003, filed by Metro Development LLC, 470 Olde Worthingon Rd, Suite 100, Westerville, OH  43082.   The applicant is requesting approval of a preliminary development plan known as - Westfield Lakes to rezone from Farm Residential District (FR-1) to R-3/Planned Residential District (PRD) overlay, 45.397 ± acres, Parcels #41832001008000 & 41832001010000.  - Passed send to Trustees

3.      BZC 16-004, filed by Metro Development LLC, 470 Olde Worthingon Rd, Suite 100, Westerville, OH  43082.  The applicant is requesting approval of a preliminary development plan known as - Southwoods to rezone from Farm Residential District (FR-1) to R-3/Planned Residential District (PRD) overlay, 23.838 ± acres, Parcel#41831001068000.  Tabeled and continued to November 8 @7:30 PM

4.      BZC 16-005, filed by Metro Development LLC, 470 Olde Worthingon Rd, Suite 100, Westerville, OH  43082. The applicant is requesting approval of a preliminary development plan known as - Eaststone Crossing to rezone from Farm Residential District (FR-1) to R-3/Planned Residential District (PRD) overlay, 54.183 ± acres, Parcels #41831001037000, 41831001043000 & 41831001038000. Tabeled and continued to November 8 @7:30 PM

 

 The text and map of these applications will be available for public examination, excluding legal holidays; September 29 – October 11, 2016, Monday-Friday from 9:00 a.m. to 2:00 p.m. at the Berlin Township Zoning Office located at 3271 Cheshire Rd., Delaware, OH 43015.  After the conclusion of the hearing, the matter will be submitted to the Board of Township Trustees for its action.  Questions concerning this matter should be directed to Chet Heid, Zoning Inspector at 740-548-5217 x103.   The person responsible for giving notice of the public meeting by publication is Cathy Rippel.  Township residents are encouraged to attend.
